Debbione Farm includes 8 hectares of land with a farm-house. It falls under Rosignano Marittimo that is considered the northermost Town Council of Tuscany, Nibbiaia hamlet, Livorno district.
The land runs thru Nibbiaia hill, Chioma valley and the sea. It is located around 160 meters above sea level. Just around 20 km far away from Livorno; 30 km from Pisa; 3 km from the sea, the shores of Quercianella-Castiglionello coast, Chioma seaport and bathing creation; 8 km from the new port for tourism called Cala dei Medici; 8 km from Genova-Milano-Firenze highway exit.
The farm land is spread as follows: around 40 thousand sqm of sown land, 10 thousands sqm of land used as garden-park-orchard, 18 thousand sqm of oaks, holm-oakes forest, the rest of the land has an olive-grove with 250 productive olive trees, vegetables and uncommon fruit trees.
The property has the rural characteristics provided by laws in force and its related fees benefits.

The rural house existing in 1880 has been prolonged and renovated in 1981-85. This renovation includes the stable and the storage areas. Including the tavern area located in the basement the total area can be evaluated about 400sqm.
A porch runs all around the outer walls of reinforced concrete with a double row of pillars (150 sqm) according to our current earthquake standards. On the first floor there is large terrace of 50 sqm with a gorgeous view.
All the existing technical systems (electric, hydraulic and heating) are properly working and are in compliance with the Italian law.
The heating system consist of two external gas boilers 35 thousand
calories each; the new brand boilers were installed in October 2009 and
they are working independently ; these are condensing boilers
providing hot water; one tank supplies the ground floor and the other one supplies the first floor.
Furthermore, in addition there is a coal cast iron tank 40 thousand calories and a thermo-fireplace with a 500 liters tank; both are together to the central system and to a 500 liters tank producing hot water. Four solar panels  have been installed on the roof to produce hot water.
The energy sources (2 gas boilers, coal-fired tank, thermo-fireplace) are  in parallel hydraulic connection and can operate independently or together without any intercession.
Drinking water is supplied through pipes from the City Hall Acquedot.
There are four water holes, one 70 meters deep, three bricks
made with electrical dip pump.
During  summer time the water supplied is low. 
The building has a high quality standard due to its design, materilas quality,details  and furnitures.

will be included in the sale,which excluded  and those to be assessed extra money.
The ground floor of 220 sqm lincludes living area with a large
kitchen (fireplace and wood and gas stove), dining room,reading
room and music, entrance in living room (two fireplaces), a TV
lounge, double bedroom, bathroom with shower.The annex can
accomodate a pair of attendants who will be self-determining from
the rest of the house.
The sleeping area on the first floor consists of 4 double self-determining bedrooms with their private bathrooms with shower, large panoramic terrace.
Floors are made of Iroko wood strips 4 cm thick, polished.
The basement (70 sqm.) includes a kitchen with wood-burning oven to make bread, electric stove with oven, tank room, bathroom with shower, laundry room, pantry, autoclave room with a deposit of 1500 liters of drinking water,wardrobe area and working area.
On the ground floor,  porticos and  stairs leading into the northern garden are made of  Impruneta terracotta,  rough outside, polished with beeswax surrounded by. The external walls of the building and the garden (120 meters), are covered with the “moon” stone and cornices of Siena tuff. The gate (40 metres) is hand-wrought iron with an automatic electric gate.
The exterior doors are made of solid Iroko wood (6 main doors, 6
doors with double glazed thermal, cupboards (a dozen in uncommon
environments), all shutters and windows of solid Iroko wood
treated with primer paint (except the shutters that are in white enamel), are in perfect maintenance conditions. Their manteinance is perfect.
In the garden-park (one hectare) there are secular trees: a
hundred oak trees, tens of cypress trees, 30 kinds of palms,
magnolias, oleanders, olive trees, pomegranates, fruit trees.

As garden furniture, two gazebos, bowls, swings, aviary, four fixed tables marble and grit made, one has 20 seat places, space for a
tennis court, laundry, drying room and shower with hot water.

The garden is equipped with lighting and irrigation system.
The waste water system is in house according to laws (2006).
